While a tenant remains required to pay the rent in full and on time, a landlord is now temporarily prohibited from collecting late fees if the tenant does not pay the rent. This prohibition applies regardless of whether the lease allows the landlord to charge late fees in general. Tenants have the legal right to assign or sublet their fixed-term lease. The lessor has the right to accept the new tenant`s request before it is closed. Owners must have a valid reason for refusing an assignment or sublease.
